Investor: Owner operator/private equity
Investment Type: Value-add / opportunistic investors. Looking for properties already trading, redevelopment opportunities, development opportunities with planning permission or to partner with developers (can forward fund or JV with developers).
Returns: At least mid-teen IRRs, preferably 20%+
Min size: £30m – though looking for larger opportunities. Ideal would be £100-200m. This can include portfolio deals.

Location: UK and Europe. Key cities with high footfall (London, Barcelona, Paris etc.), near public transport and near tourist attractions or business locations. Must be in Western EU.
Value-add: Always looking for uplift. Will not take planning risk. Can take development risk. Value added also via refurb, reconfiguration, redevelopment, operational CAPEX and operating efficiencies.
Star level: Can look at luxury and budget, as long as they achieve their IRR target.
Type: Agnostic - Resorts, big box hotels, aparthotels.
