Description
Searching for hotel acquisition opportunities for a client with the following criteria:
- Freehold properties only, where we can acquire the premises; priority to existing hotels requiring significant refurbishment, with potential to consider other buildings that may need a change of use, subject to building permit risk being discussed with the vendor.
- The minimum building size is 2,000 m², with a target of around 50 rooms, although we can look at projects down to 30 rooms (provided expected GOP exceeds £1.3m) and up to a maximum of about 80 keys.
- Average room size should be between 25–30 m².
- The property must allow for an F&B offer, with the possibility to create a restaurant (minimum 50 covers) and a separate entrance.
- Assets must be free of any management contract or brand agreement, as our client will own and operate the hotel directly.
- Key USPs sought include rooftop (preferable but not essential) or other external spaces (street terrace, patio, garden) and, ideally, the possibility to create a spa of at least 100 m².
Our client’s offer will not be conditional on financing. The preferred location is a vibrant, lively neighbourhood that is attractive to both locals and tourists ( Kensington, South Ken, Knightsbridge, Marylebone).
